In July 1997, Mutual Housing obtained ownership of a development situated in the Tariffville area of Simsbury. The development covers 8.5 acres of undulating hills and comprises of 81 apartments. Mutual Housing invested over $2 million to complete extensive renovations, including new roofs, kitchens, bathrooms, mechanical systems and electrical upgrades. Additionally, a separate community building was constructed for resident meetings and social activities. The development is part of the HUD Low Income Housing and Preservation and Resident Home Ownership Act, and Mutual Housing agreed to maintain the property as affordable housing in perpetuity. The company also assumed the existing low-cost debt and received over $4.4 million in grants from HUD to acquire and renovate the property. The unit configuration includes 28 one-bedroom flats and 53 two-bedroom flats. Housing charges, which cover heat and hot water, range from $760 to $779 for one-bedroom apartments and $860 to $890 for two-bedroom apartments. However, the rates are subject to change, and interested parties are advised to call for current rates. The development also offers a 30% adjusted gross income rental option for those who qualify. Furthermore, Section 8 vouchers are accepted.
