San Marcos' Las Flores Village is a complex of low-income apartments that receive support from the Low-Income Housing Tax Credit program. To ensure affordability for low-income renters, the apartments are subject to program rent and income restrictions. The LIHTC provides incentives for developers to create affordable housing for those with low incomes, and the maximum rent is based on the Area Median Income. However, the AMI may still make these apartments unaffordable for some low-income renters. There are 99 low-income apartments available, but waiting lists are common.
