Labelle is a tall building located in downtown Highland Park that offers a refreshing escape amidst the ongoing redevelopment of the area. It was built in 1973 and features 212 units, including studios and apartments with multiple bedrooms. Each floor has its own laundry room for convenience. The community is intended for individuals aged 55 and above, but only 22 of the total 212 units can be rented to individuals aged 55 to 61 due to HUD regulations. As a result, there is often a waiting list for this segment of the population. Labelle has achieved national recognition as A Community of Quality by the National Affordable Housing Management Association. This recognition is based on specific criteria that the community has met. Members of the community democratically manage the co-op, with annual elections held for officers, floor representatives, and financial matters. Labelle hosts various events, including floor parties, holiday parties, bingo, movie nights, and trips to casinos and shopping centers. The building is conveniently located within walking distance of banks, strip malls, grocery stores, and a police mini station. Members volunteer to sit at the front desk to sign in visitors, vendors, and medical personnel. A paid security force operates from 7 p.m. to 7 a.m., and gated parking is available at the rear of the building. Labelle is fully subsidized, which means that members pay no more than 30% of their income. Available apartments at Labelle include studios and one-bedroom options. Rent includes heat, air conditioning, and utilities such as gas, water, and heat. Onsite maintenance and a service coordinator are available to assist with any issues that arise. The building is pet-friendly, allowing pets up to 20 lbs. with a required security deposit. Amenities include individually controlled heating and cooling, laundry facilities on every floor, cable and antennae readiness in each unit, large community rooms, and lounges on every floor. Transportation is available for organized trips, and a building coordinator is onsite to help with any transportation needs. The Tenant Selection Plan is available upon request, and HUD subsidies are accepted. Rent is based on 30% of adjusted gross income for low-income housing applicants who qualify and if available apartments exist.
