The Franklin is a spacious and comfortable living space located in a lovely neighborhood in Takoma Park, Maryland, approximately one mile from the Red Line's Takoma Metro Station. The Franklin offers a range of units, including efficiency, one- and two-bedroom apartments, which are reserved for elderly and/or disabled residents who qualify for Section 8. Through this program, HUD provides affordable and well-maintained housing to low and very low income households. The building comprises eight floors distributed among three wings, with a total of 185 units. Originally built in 1952, the Franklin underwent significant renovation in 2010-11, funded in part through an American Recovery and Reinvestment Act stimulus loan administered by HUD. The renovation included the installation of a new heating and cooling system, new windows, and a geothermal system for heating and cooling the management office, lobby, and community room. The renovation also included the replacement of old toilets with new, water-conserving ones, as well as improvements to the community room and laundry facilities. Finally, low-VOC paints and finishes were used throughout the renovation. The Franklin is also able to accept HUD subsidies, with rent based on 30% of your Adjusted Gross Income if you qualify for low income housing and apartments are available. 1 and 2 bedroom apartments are available at this location.
